Construction Waste Disposal Edmonton: Rules and Fees
Construction waste disposal in Edmonton is priced by weight or by load. A half-tonne load of mixed renovation waste costs $31 to $51 at an Eco Station. Bigger loads go to the Edmonton Waste Management Centre, where residential waste is $72 per tonne with a $20 minimum and non-residential waste is billed at a higher per-tonne rate.
The costs that catch people out aren't the tipping fees. They're the asbestos test nobody booked, the bin that needed a permit, and the crew standing around because the debris pile blocked the stairwell. Here's how disposal actually works, and how to keep it off your project's critical path. If you want the whole thing handled, see construction debris removal.
Where does renovation debris go in Edmonton?
Three routes cover almost every job:
Eco Stations, for small loads. They take renovation waste, soil, gravel, lumber, shingles, siding and fencing as loose and mixed waste, priced by load size. Vehicle and trailer size limits apply, so a heavy trailer gets redirected.
The EWMC, for anything weighed by the tonne, including whole-suite demolition and heavy materials like concrete and tile.
Private transfer stations and material recovery facilities, which accept mixed construction and demolition loads and sort them for recycling.
Renovation waste is where residential and non-residential pricing diverge most. Waste hauled by a contractor or property management company is non-residential, whatever building it came from.
What does construction waste disposal cost?
Where | What it covers | Fee |
|---|---|---|
Loose and mixed waste, partial half-tonne load | $31 | |
Eco Station | Level half-tonne load | $41 |
Eco Station | Heaping half-tonne load, or other vehicle types | $51 and up |
Residential waste, per tonne | $72 (minimum $20) | |
EWMC | Non-residential waste, per tonne | $102 |
EWMC | Materials needing pre-approval and a manifest, per tonne | $137 (minimum $137) |
Two planning notes. First, weight moves faster than volume with demolition waste: plaster, tile, concrete and wet carpet all weigh far more than they look. Second, a mixed load is billed at the rate for the most expensive material in it, so separating clean loads is worth the extra staging space.
Which materials need pre-approval before disposal?
Certain waste can't just show up at the scale. The City requires pre-approval for some materials, and some also need a Waste Identification Number and a manifest, billed at the special-handling rate. Call 311 or contact the waste support team before the demolition starts, not after the bin is loaded.
Asbestos in pre-1990 buildings
Alberta's occupational health and safety guidance is clear that buildings constructed before 1990 carry a higher risk of asbestos in their building materials, and that fibres are released when those materials are disturbed during renovation or demolition. In older Edmonton walk-ups that means drywall joint compound, sheet flooring and adhesives, pipe wrap and textured ceilings.
Test before demolition. A test costs a fraction of what it costs to stop a job mid-tear-out, remove contaminated waste under abatement rules and re-book every trade. Asbestos waste also has its own transport and disposal requirements, which is part of why it lands in the pre-approval category.
Bin, hauler or your own truck?
All three work. The right choice comes down to how long the debris sits and who does the loading.
Option | Best for | Watch out for |
|---|---|---|
Roll-off bin | Multi-week projects with space on site | Rental days, overweight charges, permits if it sits on the street |
On-call hauler | Suite renovations, phased work, no room for a bin | Booking lead time during busy season |
Your own truck and trailer | Small loads, in-house crews | Eco Station vehicle limits, staff time, back injuries |
For occupied buildings, an on-call hauler usually wins. A bin in the parking lot invites illegal dumping from the neighbourhood, loses you stalls for weeks, and gets charged by weight anyway. Crews that can be on site within 24 to 48 hours clear a bottleneck without tying up the lot.
How much waste does a suite renovation produce?
More weight than volume, which is why per-tonne pricing surprises people. A flooring tear-out in a single suite fills a truck with carpet, underlay and tack strip that weighs little; the same suite's bathroom gut produces a fraction of the volume in tile, mortar and an old cast-iron tub that can outweigh it several times over.
Plan by material rather than by room. Clean wood, clean metal and clean concrete each have cheaper routes than mixed waste, and metal on its own is free to drop at an Eco Station. Wet materials are the exception worth watching: soaked carpet and drywall from a water loss can double in weight, so a flood cleanout costs more to haul than the same suite would dry.
Do you need a permit for a bin in Edmonton?
On private property, no. On the road right-of-way, yes. Placing a commercial waste bin, POD or SeaCan on a City street requires an On-Street Construction and Maintenance (OSCAM) permit, and bins must meet the retro-reflectivity and obstruction requirements in the Traffic Bylaw.
Processing takes about six business days on average and longer in peak construction season, so apply before the demolition date. If the bin can sit on your own lot instead, that's usually the faster path.
The rest of the site logistics
Permits aside, a few things stop a haul before it starts: a bin placed across a fire lane, a truck that can't turn in a back alley, a hydrant buried behind material, or tenants who weren't told their parking stalls would be gone. Send the notice, mark the staging area, and confirm the truck's access route before the crew is dispatched, not when it arrives. Our junk removal dispatch works off that information, which is why it gets asked for up front.
How do you keep debris off the critical path?
Debris removal is a scheduling problem more than a cost problem. Three habits fix most of it:
Schedule hauls by phase, not at the end. Book one after demolition, one mid-project and one before the final clean, so materials never block a trade.
Stage debris where a truck can reach it. Second-floor suites with no elevator cost more in labour than in tipping fees.
Separate the loads you can. Clean metal, clean wood and clean concrete are cheaper to handle than mixed waste, and metal is free to drop off at an Eco Station on its own.
On larger renovations, this is part of the project management job rather than an afterthought, which is how our renovation and restoration in Edmonton projects run: the hauling schedule is set alongside the trade schedule.
FAQs
How much does it cost to dispose of drywall in Edmonton?
Drywall goes in as mixed renovation waste, so a small load is $31 to $51 at an Eco Station and larger loads are billed per tonne at the EWMC. Drywall from a pre-1990 building should be tested for asbestos first.
Can I take renovation waste to an Eco Station?
Yes, as loose and mixed waste within the vehicle size limits. Larger or heavier loads go to the EWMC.
Is a bin cheaper than a junk removal service?
Not always. A bin looks cheaper per load but bills rental days and overweight charges, and you supply the labour. For suite work, on-call hauling is often cheaper once staff time is counted.
What do I do if I find asbestos mid-project?
Stop work in that area and get a qualified assessment before anything else is disturbed. Removal and disposal then follow Alberta's occupational health and safety requirements.
Do I need to sort construction waste in Edmonton?
Sorting isn't mandatory for a mixed load, but it pays. Clean metal is free to drop off on its own, clean wood and concrete have cheaper routes, and a single chargeable item can put the fee for that material on your whole load.
Can I put renovation debris in the building's garbage bin?
No. Building waste collection is sized and priced for household garbage, and renovation material overfills bins, blocks collection and gets charged back. It also turns your bin into a target for outside dumping. Keep construction waste on its own disposal route.
Who is responsible for construction waste on a rental property?
The property owner, unless the contract puts it on the contractor. Put disposal and site cleanup in the written scope so it isn't an extra at the end.
